Client Case Study Bretts Wharf Riverwalk 

Bretts Wharf Riverwalk is a pedestrian and bicycle, concrete, shared path suspended over the north bank of the Brisbane River at Hamilton. An existing QSS construction client approached us to assist on this project with survey works. 

Here is a bit more about what was involved in the project: 

Type of work being doneRevetment wall to tie in with existing walkway along the Brisbane River at Bretts Wharf, Hamilton. 

Surveying works requiredPre-design Survey (Survey of existing features to assist in designing wall to required specifications). 

Set out for the construction of a rock wall. 

As-constructed Survey. 

Project Location: Bretts Wharf Riverwalk Remediation – Hamilton, Brisbane City Council. 

Project background info: The structure is 210 metres long and 4.8 metres wide and runs east from Brett’s Wharf ferry terminal. During regular maintenance inspections, council identified that a section of the riverwalk, adjacent to Bretts Wharf Apartments, required work to enhance the life of the structure and ensure that it remained safe and serviceable, without restrictions, for the benefit of users. 

The Bretts Wharf Riverwalk rehabilitation project is part of Council’s Boardwalk Rehabilitation Program. This project is part of council’s commitment to improving quality of life for residents while ensuring our city has the services and infrastructure to meet the needs of future generations.

Project information: To improve the safety and life of Bretts Wharf Riverwalk, Council stabilised the river bank and piles that support the riverwalk. 

Works involved: 

  • Installing a rock armour seawall 
  • Injecting cement stabilised fill and sand into the void under the deck 
  • Minor repairs and replacement of the corroded under-deck reinforcements (where required). 

Outcome: Our client used our survey for the design phase for critical tie ins. If our survey was not accurate, it could have resulted in a full re-design with modifications, which would have cost our client valuable time and money. 

Due to the unstable ground surface of the riverbed, to ensure accuracy, we used metal star pickets. 

Documentation: QSS completed and supplied our client with as-constructed plans as required. 

NOTE: What are as-constructed surveys/plans? 

As constructed refers to measurement of the built form. This often occurs for public infrastructure (sewers, drainage, roads etc) as well as buildings and earthworks. Delivery of as-constructed survey works is usually to a standard such as, As Constructed (ADAC), so that these measurements can be passed onto local government for maintenance. As constructed surveys are also regularly performed on buildings for compliance with building approvals or construction design standards.

Client Case Study Contour & Detail Survey Wynnum  

With a subdivision planned in the Wynnum area, we were engaged by the developer to assist on the project with a land survey. 

Here is a bit more about the project and how we contributed: 

Type of surveying works being completedSubdivision – Contour & Detail Survey. 

Project Location: Bay Terrace, Wynnum – Brisbane City Council.  

What is involved: A Contour & Detail Survey is the first point of call when completing a subdivision. The Contour & Detail Plan is used for subdivision design to maximise the lot yield. 

The plan presents information about your land for the purposes of proposed development to local council. 

Outcome: This survey had a lot of features that needed to be surveyed including a creek that ran through the rear of the property.  

There were lots of varying heights, ledges, retaining walls, stairs, trees and gardens that required surveying.  

Attention to detail is of upmost importance when completing surveys like these to ensure that nothing is missed. 

Documentation: Upon completion, a Contour and Detail Plan was forwarded onto our client, along with relevant CAD files. The plan will now accompany the Development Application (DA) to local council. 

NOTE: What is a CAD file? 

CAD is an image file format used by AutoCAD. AutoCAD was created by AutoDesk, and creates 2-D and 3-D designs. CAD files hold information for these images, as well as drafting information. CAD stands for Computer Aided Design.

Client Case Study Alexandra Hills Reservoir 

An existing QSS large infrastructure client approached us to assist with the refurbishment project of the Alexandra Hills Reservoir. The Alexandra Hills Reservoirs Complex comprises of five concrete reservoirs supplying potable water to the Redland Bay Region. Seqwater identified the need for the rehabilitation of these reservoirs, with those subject to the bulk of the works constructed in 1964. 

Here is more detail about our contribution to the refurbishment project:

  • Removal and replacement of asbestos containing joints on internal reservoir floor slab. 
  • Dosing, instrumentation and mixer repairs and replacement. 
  • 3D design and operation scanning. 
  • Replacement of access stair towers, roof platforms, hatches, ladders, handrails and davit arms. 
  • Concrete repairs including spalling, cracking and polyurea linings.

Engaged by an existing QSS client (a large construction company), our team has been part of an ongoing commercial/industrial construction project at Brisbane Airport. 

Here is an outline of what’s involved and what we are doing:

The Subdivision Process

  • A feasibility study is usually done first to determine if the proposed development would be supported by the relevant local authority (council).
  • This is usually done using the services of a town planner and perhaps meeting with council to discuss ways of achieving their acceptable outcomes.
  • If the development is feasible, then a contour detail plan is prepared and is used to determine a new lot layout and the location of new services.
  • A proposal plan is then drawn up showing the proposed new layout and submitted to council for approval in the form of a development application.
  • Operational works are next including earthworks and laying of new services. New boundaries are marked and a formal plan prepared and submitted to the Department of Natural Resources, Mines & Energy for examination.
  • The approved plan is then submitted to the relevant council once all the conditions of the DA have been met. The plan is then sealed.
  • If the local council are satisfied that the conditions have been complied with, they will sign the back of the survey plan.
  • The applicant must then submit the survey plan and all relevant legal documents to the Titles Office for registration within six months of the survey plan being sealed by council.
  • Once the survey plan is registered, new titles are created and the units/lots can be settled.

Who is Responsible for a Retaining Wall on the Boundary? 

Retaining walls are not classed as fences under the Neighbourhood Disputes Resolution Act 2011. Retaining walls are built to support built up or excavated earth. They are normally not a matter of joint responsibility for neighbours as they are usually benefit one neighbour more than the other.

This means that the person responsible for maintaining the retaining wall is usually the person who owns the property the retaining wall is located on.

How do you Know if the Retaining Wall is in Your Property?

  • Trace rod – Leica digitrace: Makes locating small, non-metallic drains, ducts or pipes quick and easy and is available in 30, 50 or 80 metre lengths. The digitrace rod can be inserted and pushed along the buried utility under investigation when connected to a DIGITEX signal transmitter and the signal traced on the surface by a DIGICAT cable locator.
  • Sonde – Leica MAXiSONDE: A 55mm dual frequency sonde can be used to trace deep lying drains, sewers and other non-conductive utilities. It acts like a signal transmitter, can be attached to a wide range of equipment and has a depth range of 12 metres.

Client Case Study Road Construction Geebung

The need for a major intersection upgrade meant our services were called in to assist with the set out relocation, widening of the affected roads and also retaining wall construction for the following project at Geebung.

Type of surveying works being completed: Civil construction.

Project Location: Murphy Road and Ellison Road, Geebung which falls under Brisbane City Council.

What is involved: The project will see the installation of a signalised intersection to replace the existing roundabout at Murphy Road and Ellison Road, Geebung. The project will include some associated widening adjacent to the intersection.

Upon completion of this project in early 2020, we will have been working onsite for approximately 12 months in total. We have provided set out assistance in relation to service relocation, road widening and construction of retaining walls.

Outcome: QSS offered our client full availability with surveyors working around the clock, day, night and/or weekends to ensure the safe completion of this project. Why You Need a Professional Identification Survey

An Identification Survey, also known as a Boundary Survey, is one of the most common and frequent type of surveys that we do.

This particular survey needs to be completed by a Registered Cadastral Surveyor. Its purpose is to identify exact property boundary lines and corners.

How We Mark the Boundary

The first step involved in an Identification Survey is a search for all relevant previous survey plans from the Department of Resources, Mines and Energy. We purchase the most relevant/useful plans to assist us with our survey.

All plans purchased from the department have information pertaining to reference marks that were placed or recorded at the time that particular survey took place. The surveyor uses these to measure and confirm the exact location of the boundary.

Corners are generally marked with a white painted wooden peg (5cm x 5cm width, 45 length). This peg is put most of the way into the ground and a longer narrower white stake with a red painted top is put beside it as a ‘finder stake’.

Generally, pegs and/or marks are placed on the property corners only. If the property boundaries are long in length, or if building/renovations are being carried out close to the boundary, line pegs can be placed along the length of the boundary.

What is a Subdivision Survey?

As more suburban areas are being re-zoned, subdivision is becoming increasingly popular. A subdivision survey relates to the title of land, from a 1 into 2 lot reconfiguration (subdivision) to multi-lot building format plans (strata).

The Subdivision Process

  1. The process usually follows the path of first doing a feasibility study and determining if the proposed development would be supported by the relevant local authority (council).
  2. If the development is feasible, then a contour & detail plan is prepared and is used to determine a new lot layout and the location of new services.
  3. A proposal plan is then drawn up showing the proposed new layout and submitted to council for approval in the form of a Development Application.
  4. Operational works now commence, this includes earthworks, laying of new services and complying with all conditions imposed in the approval. During this stage, the new boundaries are marked, and a formal plan prepared and submitted to the Department of Natural Resources, Mines & Energy for examination.
  5. The approved plan is then submitted to the relevant council once all the conditions of the DA have been met, the plan is then sealed. As part of this “plan sealing application”, the applicant is required to demonstrate how the development has been completed/constructed in accordance with all conditions of the relevant reconfiguring a lot or material change of use approval.
  6. If the local council is satisfied that the conditions have been complied with, they will sign the back of the survey plan.
  7. The applicant must then submit the survey plan and all relevant legal documents to the Titles Office for registration within six (6) months of the survey plan being sealed by Council.
  8. Once the survey plan is registered, new titles are created and the units/lots can be settled.

Can I Subdivide My Land?

All councils have varying regulations that surround whether you are able to subdivide your land or not.

Before subdividing you need to take into account the following:

  1. Your area’s Residential Design Codes – these codes stipulate the density of housing allowed in an area along with minimum and average lot sizes.
  2. Is my land big enough? The minimum lot sizes provided by your local council are only one aspect to consider when subdividing your land.
  3. The Town Planning Scheme from your local Council.
  4. Position of existing dwellings.
  5. Does your block have any existing easements on the Certificate of Title?
  6. Are there any environmental constraints?
