  • Ground penetrating radar (GPR) – Leica DS2000 utility detection radar: This tool easily detects and positions deep and shallow targets simultaneously, collecting more information, faster, in any environment. Data gathering and export of any underground utilit, from fibre optics to storm sewers is made possible with the DS2000.
  • Trace rod – Leica digitrace: Makes locating small, non-metallic drains, ducts or pipes quick and easy and is available in 30, 50 or 80 metre lengths. The digitrace rod can be inserted and pushed along the buried utility under investigation when connected to a DIGITEX signal transmitter and the signal traced on the surface by a DIGICAT cable locator.
  • Sonde – Leica MAXiSONDE: A 55mm dual frequency sonde can be used to trace deep lying drains, sewers and other non-conductive utilities. It acts like a signal transmitter, can be attached to a wide range of equipment and has a depth range of 12 metres.

What is a Subdivision Survey?

As more suburban areas are being re-zoned, subdivision is becoming increasingly popular. A subdivision survey relates to the title of land, from a 1 into 2 lot reconfiguration (subdivision) to multi-lot building format plans (strata).

The Subdivision Process

  1. The process usually follows the path of first doing a feasibility study and determining if the proposed development would be supported by the relevant local authority (council).
  2. If the development is feasible, then a contour & detail plan is prepared and is used to determine a new lot layout and the location of new services.
  3. A proposal plan is then drawn up showing the proposed new layout and submitted to council for approval in the form of a Development Application.
  4. Operational works now commence, this includes earthworks, laying of new services and complying with all conditions imposed in the approval. During this stage, the new boundaries are marked, and a formal plan prepared and submitted to the Department of Natural Resources, Mines & Energy for examination.
  5. The approved plan is then submitted to the relevant council once all the conditions of the DA have been met, the plan is then sealed. As part of this “plan sealing application”, the applicant is required to demonstrate how the development has been completed/constructed in accordance with all conditions of the relevant reconfiguring a lot or material change of use approval.
  6. If the local council is satisfied that the conditions have been complied with, they will sign the back of the survey plan.
  7. The applicant must then submit the survey plan and all relevant legal documents to the Titles Office for registration within six (6) months of the survey plan being sealed by Council.
  8. Once the survey plan is registered, new titles are created and the units/lots can be settled.

Can I Subdivide My Land?

All councils have varying regulations that surround whether you are able to subdivide your land or not.

Before subdividing you need to take into account the following:

  1. Your area’s Residential Design Codes – these codes stipulate the density of housing allowed in an area along with minimum and average lot sizes.
  2. Is my land big enough? The minimum lot sizes provided by your local council are only one aspect to consider when subdividing your land.
  3. The Town Planning Scheme from your local Council.
  4. Position of existing dwellings.
  5. Does your block have any existing easements on the Certificate of Title?
  6. Are there any environmental constraints?

What is a Set Out Survey?

A set out survey involves transferring a building design from approved architectural plans onto the land itself so the builders can follow it during construction. This survey is of upmost importance to ensure accuracy throughout the building process.

Why it’s Important to Have a Set Out Survey

Set outs are required to ensure your structure is in the right place. We complete set outs for

a large array of projects including construction of:

Our large construction/civil projects also require set out – roads, tunnels, bridges and major commercial buildings.

Process for Set Out Surveys

Each survey requires the accurate location of the boundaries by a field survey and checks against the existing survey plans. The design is checked to ensure that it meets the setback requirements and then uploaded onto a data recorder/computer that allows efficient set   out of the design in the field.

Once this is done, it is easy to return for later stages and replace the same points in exactly the same location. For example, returning to pin the footings or walls after the foundations are poured.

Form 16 Certification

Setout and siting certificates are done by checking the location of the relevant structure to the boundaries and comparing those to the offsets from the boundaries that have been approved. If compliant, a form 16 certificate is issued, if not a sketch is prepared with details of the non-compliance.

A common error is for builders or homeowners to get this done after construction has been completed. It is strongly recommended that new work is set out by a registered surveyor to avoid difficulties afterwards. The cost of the set-out work allows for a form 16 and is not that much more than getting it done after the building is finished.

Client Case Study House Set Out Caboolture

QSS were engaged by a builder who has been a client for several years to conduct a house set for a new residential home in Caboolture South, part of the Moreton Bay Regional Council area.

A set out survey was used to measure out the exact position of a proposed structure within the legal boundaries of the land.

Type of surveying works being completed: Building set out for a new residential home (405m2 block and approximately 200m2 home) and Form 16 certificate – to certify the build (location) was compliant with council regulations.

What was involved: The approved plans were compared to the corresponding CAD files to ensure there were no design variations. After pre-calculations were completed, a site visit was completed to set out the house to ensure it was built in the correct position as per approved plans.

Project outcome: Our client has continued to use our services as we have always completed their survey work on the day it has been requested. Client Case Study | Monto Bridge Replacement and Road Work

The Monto Mount Perry Road bridge was washed away during floods in 2015 and, due to our experience and reputation, QSS were tasked to assist with the construction of a new bridge.

Our client was a large civil construction company that we have been working alongside since 2011. They engaged us on behalf of the Department of Transport and Main Roads to complete the project.

Type of work required: Burnett River Bridge replacement and upgrade of approaches on Monto.

Surveying works carried out: Set out for realignment of road and multi-span bridge.

What was involved: QSS worked on this project for the duration of approximately 12 months. Our employees stayed in the local town of Monto as our services were required for days at a time.

Project outcome: Communication was of high importance on this project due to the distances that needed to be covered. Our surveyor would often gain a scope of works from the Project Manager and then proceed to work autonomously kilometres away from anyone else for hours at a time.

Documentation: Upon completion of the project, QSS completed and supplied our client with as-constructed plans – an engineering drawing detailing exactly how an asset or facility was constructed. Designs are sometimes modified during a project and if this happens the original design drawings are not a true representation of the final layout of the asset or facility. An as-constructed drawing considers any in-project changes, it is a true representation of what was built.
