Client Case Study Road Construction Geebung

The need for a major intersection upgrade meant our services were called in to assist with the set out relocation, widening of the affected roads and also retaining wall construction for the following project at Geebung.

Type of surveying works being completed: Civil construction.

Project Location: Murphy Road and Ellison Road, Geebung which falls under Brisbane City Council.

What is involved: The project will see the installation of a signalised intersection to replace the existing roundabout at Murphy Road and Ellison Road, Geebung. The project will include some associated widening adjacent to the intersection.

Upon completion of this project in early 2020, we will have been working onsite for approximately 12 months in total. We have provided set out assistance in relation to service relocation, road widening and construction of retaining walls.

An outlined description of the project and video can be found on Brisbane City Council’s website here.

Outcome: QSS offered our client full availability with surveyors working around the clock, day, night and/or weekends to ensure the safe completion of this project. This is a large site with a lot of traffic control in place and there is a lot going on at any given time! Safety and traffic awareness are of upmost importance. Our fully qualified staff are confident in their knowledge regarding safety protocols when moving around the site.

Documentation: Upon completion of the project, QSS will complete and supply our client with as-constructed plans as required.

What are “As-Constructed” Surveys/Plans?

As constructed refers to measurement of the built form. This often occurs for public infrastructure (sewers, drainage, roads etc) as well as buildings and earthworks. Delivery of as-constructed survey works is usually to a standard such as As Constructed (ADAC) so that these measurements can be passed onto local government for maintenance. As constructed surveys are also regularly performed on buildings for compliance with building approvals or construction design standards.

Subdivision Surveyor Brisbane

Subdivision Surveyor Brisbane
Subdivision Surveyor Brisbane

If you’re looking to divide your land into multiple lots, you’ll need to obtain the services of a subdivision surveyor.

Queensland Surveying Solutions has years of experience in the provision of support and surveying services and can assist in your land subdivision project.

To find out more about what we do, please call us on 07 3325 0927 or send us an online message here.

What is a Subdivision Survey?

As more suburban areas are being re-zoned, subdivision is becoming increasingly popular. A subdivision survey relates to the title of land, from a 1 into 2 lot reconfiguration (subdivision) to multi-lot building format plans (strata).

The Subdivision Process

  1. The process usually follows the path of first doing a feasibility study and determining if the proposed development would be supported by the relevant local authority (council).
  2. If the development is feasible, then a contour & detail plan is prepared and is used to determine a new lot layout and the location of new services.
  3. A proposal plan is then drawn up showing the proposed new layout and submitted to council for approval in the form of a Development Application.
  4. Operational works now commence, this includes earthworks, laying of new services and complying with all conditions imposed in the approval. During this stage, the new boundaries are marked, and a formal plan prepared and submitted to the Department of Natural Resources, Mines & Energy for examination.
  5. The approved plan is then submitted to the relevant council once all the conditions of the DA have been met, the plan is then sealed. As part of this “plan sealing application”, the applicant is required to demonstrate how the development has been completed/constructed in accordance with all conditions of the relevant reconfiguring a lot or material change of use approval.
  6. If the local council is satisfied that the conditions have been complied with, they will sign the back of the survey plan.
  7. The applicant must then submit the survey plan and all relevant legal documents to the Titles Office for registration within six (6) months of the survey plan being sealed by Council.
  8. Once the survey plan is registered, new titles are created and the units/lots can be settled.

Can I Subdivide My Land?

All councils have varying regulations that surround whether you are able to subdivide your land or not.

Before subdividing you need to take into account the following:

  1. Your area’s Residential Design Codes – these codes stipulate the density of housing allowed in an area along with minimum and average lot sizes.
  2. Is my land big enough? The minimum lot sizes provided by your local council are only one aspect to consider when subdividing your land.
  3. The Town Planning Scheme from your local Council.
  4. Position of existing dwellings.
  5. Does your block have any existing easements on the Certificate of Title?
  6. Are there any environmental constraints?

You can check with your local council for further information.

What is a Contour & Detail Survey?

What is a Contour & Detail Survey?
What is a Contour & Detail Survey

If you’re trying to understand the terms used in the building and construction industry, you may need to know what is a contour & detail survey?

Queensland Surveying Solutions can help orchestrate a contour and detail survey as part of the planning stage of any building work you are involved in.

We are a surveying consultancy with years of experience in the provision of support and surveying services in civil, construction, cadastral, mining and engineering industries.

We complete construction, property and development surveys for projects throughout the South East Queensland region. Please call us on 07 3325 0927 or send us an online message here for further information.

What a Contour and Detail Survey Is

Typically, a contour & detail survey provides the location and levels of existing areas by surveying at ground level, underground and above ground (services).

It takes in features including trees, footpaths and other key surroundings/structures within your land parcel. It also includes some detail on an adjoining property if required.

The amount of detail provided depends on the scope provided by your architect and what your project entails.

What Equipment is Used

The field component is done using modern equipment including Robotic Total Stations, GNSS and electronic levels.

The total stations have a reflector less distance, measuring capabilities that allow measuring to features such as eaves, roof ridges etc. without access. Each feature on the ground is physically located in 3 dimensions very accurately, most surveys contain hundreds of measurements.

These measurements are then downloaded onto a computer and a 3-dimensional model is created. This is then plotted out in PDF format and supplied to the client. A CAD file containing the 3D model is also supplied.

Why You Need It

Contour and detail surveys are essential for planning any development or building work. Completing this process prior to the design phase will assist your architect/design team in designing your new home or extension.

It assists them in generating the best design possible for your site and making it compliant with local councils. It also protects you against future implications in regards to flooding.

Queensland Surveying Solutions are the perfect choice to undertake a contour & detail survey for your next building project. Talk to us about what you need by phoning 07 3325 0927 or send us an online message here.

Why Do I Need a Building Set Out Survey?

Why Do I Need a Building Set Out Survey?
Why Do I Need a Building Set Out Survey

If the world of construction is a bit foreign to you, one thought you might be having is why do I need a building set out survey?

At Queensland Surveying Solutions we’re here to talk you through why you need a set out survey and what exactly it entails.

Our team organises the set out surveying of houses, townhouses, office blocks, industrial buildings, warehouses and commercial premises.

To find out how we can help you, call Queensland Surveying Solutions on 07 3325 0927 or send us an online message here.

What is a Set Out Survey?

A set out survey involves transferring a building design from approved architectural plans onto the land itself so the builders can follow it during construction. This survey is of upmost importance to ensure accuracy throughout the building process.

At Queensland Surveying Solution, we use the latest equipment including:

  • Latest model Leica Robotic Total Station
  • Leica Controller
  • Reflective Prisms
  • Poles and Tripods

Why it’s Important to Have a Set Out Survey

Set outs are required to ensure your structure is in the right place. We complete set outs for

a large array of projects including construction of:

  • New homes
  • Carports
  • Renovations/extensions
  • Retaining walls
  • Granny flats

Our large construction/civil projects also require set out – roads, tunnels, bridges and major commercial buildings.

Process for Set Out Surveys

Each survey requires the accurate location of the boundaries by a field survey and checks against the existing survey plans. The design is checked to ensure that it meets the setback requirements and then uploaded onto a data recorder/computer that allows efficient set   out of the design in the field.

Once this is done, it is easy to return for later stages and replace the same points in exactly the same location. For example, returning to pin the footings or walls after the foundations are poured.

Form 16 Certification

Setout and siting certificates are done by checking the location of the relevant structure to the boundaries and comparing those to the offsets from the boundaries that have been approved. If compliant, a form 16 certificate is issued, if not a sketch is prepared with details of the non-compliance.

A common error is for builders or homeowners to get this done after construction has been completed. It is strongly recommended that new work is set out by a registered surveyor to avoid difficulties afterwards. The cost of the set-out work allows for a form 16 and is not that much more than getting it done after the building is finished.

If you’re looking to revamp or develop an area around your home, you’ll need a residential land surveyor.

Queensland Surveying Solutions is a North Brisbane based surveying consultancy with years of experience offering professional, honest advice and unrivalled attention to detail.

Client Case Study | Residential Surveying Alderley

A homeowner in Alderley recently contacted us about their latest project to re-design their backyard. We were tasked to do our part for a residential renovation/maintenance project.

Type of surveying works being completed: Contour and Detail Survey.

What was involved: We only required one site visit before returning to our office to produce a Contour and Detail Plan.

Outcome: This backyard was quite tricky because there were lots of varying heights, ledges, retaining walls, stairs, trees and gardens that needed to be surveyed. Attention to detail was of upmost importance when completing a survey like this to ensure that nothing was missed as it could impact the design phase.

Documentation: Upon completion, a Contour and Detail Plan was forwarded onto our client, along with relevant CAD files. The client can now forward these onto their designer to assist with the next phase of the project.

NOTE: What is a CAD File? CAD stands for Computer Aided Design and is an image file format used by AutoCAD. AutoCAD was created by AutoDesk and creates 2D and 3D designs. CAD files hold information for these images, as well as drafting information.

Client Case Study House Set Out Caboolture

QSS were engaged by a builder who has been a client for several years to conduct a house set for a new residential home in Caboolture South, part of the Moreton Bay Regional Council area.

A set out survey was used to measure out the exact position of a proposed structure within the legal boundaries of the land.

Type of surveying works being completed: Building set out for a new residential home (405m2 block and approximately 200m2 home) and Form 16 certificate – to certify the build (location) was compliant with council regulations.

What was involved: The approved plans were compared to the corresponding CAD files to ensure there were no design variations. After pre-calculations were completed, a site visit was completed to set out the house to ensure it was built in the correct position as per approved plans.

Project outcome: Our client has continued to use our services as we have always completed their survey work on the day it has been requested. If you are looking for a reliable bridge and road works surveyor, look no further than Queensland Surveying Solutions.

We are a surveying consultancy company with years of experience in the provision of support and surveying services in civil, construction, cadastral, mining and engineering industries.

As a highly committed team, we ensure our clients are given nothing but the most professional service on every project we undertake.

Below we share a bridge replacement and road works project that we undertook following a flood event in Queensland’s Burnett region.

Find out how we can help you on your next project by calling us on 07 3325 0927 or send us an online message here.

Client Case Study | Monto Bridge Replacement and Road Work

The Monto Mount Perry Road bridge was washed away during floods in 2015 and, due to our experience and reputation, QSS were tasked to assist with the construction of a new bridge.

Our client was a large civil construction company that we have been working alongside since 2011. They engaged us on behalf of the Department of Transport and Main Roads to complete the project.

Type of work required: Burnett River Bridge replacement and upgrade of approaches on Monto.

Surveying works carried out: Set out for realignment of road and multi-span bridge.

What was involved: QSS worked on this project for the duration of approximately 12 months. Our employees stayed in the local town of Monto as our services were required for days at a time.

Project outcome: Communication was of high importance on this project due to the distances that needed to be covered. Our surveyor would often gain a scope of works from the Project Manager and then proceed to work autonomously kilometres away from anyone else for hours at a time.

Documentation: Upon completion of the project, QSS completed and supplied our client with as-constructed plans – an engineering drawing detailing exactly how an asset or facility was constructed. Designs are sometimes modified during a project and if this happens the original design drawings are not a true representation of the final layout of the asset or facility. An as-constructed drawing considers any in-project changes, it is a true representation of what was built.
